These terms govern your use of this website. They are not the terms of an appraisal assignment. If CSR Realty Appraisers accepts an assignment, its terms are set out in an engagement letter agreed in writing before any work begins, and that letter governs the work.
This site is information, not advice
Everything here is general information about appraisal practice in New Jersey. It is not an appraisal, not a valuation, not legal or tax advice, and not a substitute for any of them. Do not rely on it for a decision about a specific property without talking to us or to your own adviser.
No engagement is created by using this site
Reading these pages, using the property lookup, or sending an enquiry does not create an appraiser-client relationship and does not oblige either of us to anything. We may decline an assignment. An engagement begins when a letter is signed, and not before.
The property lookup, and what it is not
The lookup returns public records held by the State of New Jersey. Three things follow, and none of them is a formality:
- An assessment is not a market value. Assessed figures are set for taxation, sit at a ratio to market value that differs by municipality and by year, and lag the market. The gap between the record and what a property would actually sell for is what an appraisal measures.
- The data is the State's, not ours. It may be incomplete, out of date, or wrong. We pass it through as it is returned and we do not warrant it.
- A match can land on the wrong parcel. The lookup joins an address to a parcel by position, and a point can fall on a neighbouring lot — corner properties especially. Where the record names a different street from the one you searched, the page says so. Confirm before you rely on it.

Republishing substantial parts as your own, or reusing them commercially, needs our permission first.

Where we link out — to statutes, to State data, to a professional body — we do not control those sites and are not responsible for their content or their handling of your information.
Availability
The site is provided as it is. We do not guarantee it will be available without interruption or free of error, and features that depend on outside services — the address and parcel lookups in particular — can stop working for reasons outside our control. The phone number is on every page for exactly that reason.
Limitation of liability
To the fullest extent the law allows, CSR Realty Appraisers is not liable for indirect or consequential loss arising from use of this website or from reliance on information published on it. Nothing here limits liability that cannot be limited by law, and nothing here affects the obligations we take on under a signed engagement letter or under the Uniform Standards of Professional Appraisal Practice.
Governing law
These terms are governed by the laws of the State of New Jersey.
Changes
We may update these terms. The current version is always the one on this page, with the date at the top of it.
