The Somerset County market

Somerset holds newer stock than most of the counties around it, and a lot of it sits inside active homeowner associations.

That makes comparable selection cleaner than it is elsewhere: in a development where age, layout and fee structure are already matched, the adjustments left over are small and well supported. It also makes concessions the thing to watch. A builder incentive is part of a transaction but not part of market value, and a report that carries concessions through unadjusted overstates every comparable it uses.

Bridgewater, Bernards, Hillsborough and Branchburg carry most of that inventory. Far Hills, Peapack-Gladstone and Bedminster are a different market entirely — large sites where land carries the value and sales are scarcer.

The corporate corridor keeps relocation work moving through the county. A relocation assignment can be scoped differently from a lender’s, and it is written to whichever applies; what does not change is the standard, or the independence of the conclusion.

Ours is new construction in an active development. What are the comparables?

This is a corporate relocation purchase. Does that change the appraisal?

The scope a relocation company asks for can differ from a lender's, and the assignment is written to whichever applies. What does not change is the standard the work is done to, or the fact that the value opinion is reached independently of what any party would prefer it to be.

How are association fees treated in Bridgewater and Bernards?

As a cost the buyer carries, weighed against what the fee delivers. Where comparables come from developments with materially different fees or different services, the difference is adjusted and stated. Where they come from the same association, it cancels and is left alone.
