The Bergen County market
Seventy municipalities share this county, and value moves further across those boundaries than it does across most of New Jersey. That is the working problem in Bergen.
The eastern boroughs along the Hudson — Fort Lee, Cliffside Park, Edgewater — are high-rise condominium markets. Floor, exposure, view and monthly common charges do more of the work than square footage. The strongest comparables are other units in the same building, and where they exist the analysis stays there.
Cross to the western half and the county turns into detached housing on wooded lots through Ridgewood, Wyckoff and Upper Saddle River. Nothing carries over from the waterfront analysis except the licence it was done under.
For lending work the practical consequence is that a radius search fails here. Two colonials a mile apart can sit in different school districts, at different distances from a bus lane into the city, under different municipal tax rates. A report that treats them as interchangeable will not survive review.
The southern and eastern boroughs hold a good deal of two-family stock as well. Those buildings earn, so they are valued on what they earn — not treated as a house with an extra kitchen.
