The Sussex County market

Sussex is a seasonal, lake-oriented market with thin sales volume, and both facts shape every assignment here.

Lake frontage, water access, and whether a community controls that access are the variables that carry the number. Sales supporting them are limited, so the comparable set reaches further back in time and further out in geography than a suburban assignment would, and then adjusts for both. Each adjustment is supported from whatever sales exist rather than applied as a percentage.

A great deal of the housing began as seasonal cottages. Conversions to year-round use read on condition, heating, insulation and whether the work was permitted — a conversion done properly compares to year-round housing and one done informally often does not, whatever a listing claims.

Wells and septic are the norm. For lending work they are described and their apparent condition reported, with anything worth examining flagged; testing and inspection are separate engagements and the report says so.

Farmland preservation and open space affect what neighbouring land can become, and buyers price that.
