The Middlesex County market
Middlesex is a large county with an unusually consistent housing product, and that changes the work in a useful direction.
Townhouse and planned-unit development stock dominates through Edison, Woodbridge, Piscataway and South Brunswick. In a PUD the strongest comparables are usually inside the same development, where age, layout and fee structure are already matched — which makes the remaining adjustments small and easy to support. What the appraisal needs from a buyer is the association fee and what it actually covers.
The Route 1 corridor cuts both ways. Commute time can add value while frontage and noise take it back, and the two effects sit within a few streets of each other. Both are measured from sales rather than assumed.
The rail towns along the Northeast Corridor price on walking distance to a station in a way the rest of the county does not.
Along the Raritan, flood zone and elevation are part of the analysis and part of what a buyer will pay to insure.
