The Hunterdon County market
Hunterdon is a thin market, and that is the fact every assignment here has to deal with honestly.
Sales are fewer and further apart than anywhere closer to the cities, so the comparable set is built by widening deliberately and then arguing the distance down. Fewer, further sales with larger and better-explained adjustments beat three nearby properties that happen to resemble nothing. The reasoning is what makes the number defensible, and it belongs in the report rather than in the appraiser’s head.
Most of the county is on private wells and septic systems. For lending work those are described and their apparent condition reported, with anything a buyer or lender would want examined flagged — but an appraisal is not an inspection or a water test, and it does not stand in for one.
Acreage, barns and outbuildings carry real contributory value here in a way they do not in the suburbs. Contribution is measured from sales of properties with and without them, never from what the structure cost to build.
