The Essex County market
Essex runs from Newark’s urban core to Millburn and Essex Fells, and holds the widest value range of any county in New Jersey inside one boundary.
That range is the reason comparable selection carries these reports. A mile here can cross from a market priced on rent to one priced on land and school district, and sales that look similar on paper price nothing alike. The selection has to be argued rather than assembled.
The cities — Newark, East Orange, Irvington, Orange — hold a large stock of two, three and four-family buildings. For purchase and refinance lending those are valued on what they earn as well as on what similar buildings sold for, and the two analyses are reconciled rather than averaged.
North and west, Montclair, Glen Ridge and South Orange price on their own terms, with older detached housing where condition and period detail move numbers that square footage does not.
Redevelopment is constant across the county. It counts once it appears in sales, and not before.
