Hudson is the densest county in the state and the one where a floor number moves value more than a floor plan does.

Jersey City, Hoboken and the Gold Coast are condominium markets first. Floor, line, exposure, how much of the view is protected and what the monthly charges buy will each move a number further than an extra ten square feet. The best evidence available anywhere in this market is a matched pair inside the same building, and where those sales exist the analysis uses them.

Tax treatment complicates the comparison. Buildings under a payment in lieu of taxes carry a different monthly cost from conventionally assessed ones, with its own schedule and its own expiry, and a buyer responds to the payment rather than to the label. Where comparables come from a different arrangement, the report says so.

Away from the waterfront, Bayonne, Union City and West New York hold dense two and three-family stock. Those are income properties and are valued as such.

Hudson County questions

Our building has a PILOT. Does that change the appraisal?

It changes what a buyer pays monthly, which is what the market actually responds to. A payment in lieu of taxes has its own schedule and its own expiry, and units under one do not compare cleanly to units taxed conventionally. Where the comparables come from a different arrangement, the difference is stated rather than buried.

How much does a Manhattan view add?

Whatever the sales in that building say it adds, which varies by floor, by line and by how much of the view is protected. Matched pairs inside one building are the cleanest evidence available anywhere in this market, and where they exist the number comes from them rather than from a rule of thumb.

Is flood zone a real factor for a Hudson County condominium?

For ground-floor units, parking levels and mechanicals, yes — and for the insurance a buyer will carry. A high unit in a building with exposure at street level is not immune, because the building's costs are the owner's costs. The zone is reported and its effect taken from sales, not assumed.
