Worth having in front of you
None of it is needed to pick up the phone. Having it to hand is simply what turns a range into a firm number on the first call.
- What the number is for. An estate, a divorce, a gift, litigation, PMI removal, a pending listing, or something else entirely. Everything downstream follows from this one.
- The address, plus the block and lot if the assessment notice happens to be nearby.
- The date, where the purpose fixes one — a death, the day a gift was made, a date counsel has already specified. Not knowing is itself worth raising.
- Any deadline. A filing, a hearing, a closing. It changes the order things happen in, never the analysis.
- Who ends up reading it. You, counsel, an accountant, a servicer.
If you are not certain an appraisal is what you want
Say so, and it will get sorted out on the call. A good number of enquiries open with "I just want to know what it's worth" when what is really driving them is legal — and a comparative market analysis cannot carry a date-of-death filing, an equitable distribution, or a gift reported on a return.
It runs the other way just as often. Where you are pricing an unremarkable house in an active market and nobody but you needs convincing, a formal appraisal is probably not where your money should go, and you will be told so rather than sold one.
Appraisal and brokerage stay apart
One capacity per property, without exception. Where a comparative market analysis or a brokerage arrangement is the thing that actually serves you, it is put on the table before an appraisal assignment is accepted — never afterwards, and never both inside one transaction.
